I just purchased a Unisaw at a terrific price, but have a problem. It has a 52″ table and Beisemeyer fence and that is too large for my shop and needs. Can I shorten to about 30″ or do I need to re-sell and find a smaller one? Any ideas?

Shortening is easy, Hacksaw. Stretching is much tougher ;-)

It's a shame to shorten it. I've modified several to hinge like a drop leaf table so it's the best of both worlds.

I think I basically agree with you, and I can see how to hinge the table, but how do I handle the fence system?

You have to add shims to the bottom of the rails to bring in line with the table. All must be on the same plane and you can hinge it. It's all simple and logical. Maybe not quite so simple as there is some thonking involved to make it work. Folding legs with adjusters on the bottom to set the long table back in the original plane especially when using the small mobile base for the short model fence.
I'm actually doing a cut down model now. It would be cheaper to swap them for shorter fence parts. Just hate to see them cut down and it's handy to have the long rails on that rare occasion so my modification has it's place.

Before you cut anything, try some rearranging your space. I often use the 52" capacity of my dewalt saw. Most of the time the table is used as a light duty bench.
It's only the matter of distance - I'd be up for a trade.
you can buy a 30" rail and cut down the table. I have a Unifence on my saw which attaches only from the front, but the parts are all interchangeable.
Call these folks up, they have replacement parts and should be able to hook you up.

The Sawcenter is near me and I know them well. Not going to get into why I know them well. They are a small dealer and will ultimately order most of the parts from Delta anyway. I find it easier and faster in the long run to order direct. All of the online parts places still have to order from Delta and they usually have higher prices than Delta.
good feedback, I don't have any experience with them... my Unisaw has never needed anything!
