hello all,
I am in the process of installing a solid red oak t & g floor in my home and would like to know your thoughts on finishes and what you use to apply them. I have 5 kids a dog and a cat, so durability is a high concern.

Polyurethane. The higher the gloss the harder the finish. 3 coats minimum. I have birch floors that are 12 years old that I just refreshed with two more coats and they look great again. Use a lambswool applicator. You can go to breaktime to get all the info you'll need regarding sanding, cleaning up-dust collecting, etc.

I used this stuff and recommend it. I used a weenie rollar and a 5" brush to apply it.
Held up great after 5 years w/ angry wife and 3 wild kids...
