The tires on my 16″ Walker-Turner saw are shot. The old tires are rubber and lasted decades but were a little quirky to track.
Long story short for new tires is it urethane or rubber?
Usual duty these days is infrequent use with a 1/4″ 6 tooth blade.

I bought a grizzly 14" saw from a gentlemen that was having to sell and the tires were bad (rubber, probably original). I had the same question as you and decided on the urethane tires. Soaked them in warm water like the instructions said and then let them sit over night. Seem to be nice and tight and I haven't had a problem getting the blade to track correctly.
I have been very happy with them and really have no complaints. And they weren't terrible expensive either. Also, from what I remember in my reading and looking online I found that alot of folks had tried them and the overall comments were pretty positive.
I bought urethane tires on bandsawparts.com . It's been 4years , still works great.
